General Terms and Conditions (GTC)
Effective date: 1 September 2026
1 Scope
These General Terms and Conditions (GTC) apply to all cleaning and service contracts concluded between Franz and Peter Immobiliendienstleistungen GmbH, as contractor, and its customers, as clients.
2 Obligations of Franz and Peter Immobiliendienstleistungen GmbH
Franz and Peter Immobiliendienstleistungen GmbH undertakes to carry out accepted assignments in accordance with the contractual agreements and with due care. If the information provided about the property is incorrect, Franz and Peter Immobiliendienstleistungen GmbH may adjust the contract on the day the work is performed. Outside this situation, there is no entitlement to a subsequent adjustment of the contract.
3 Obligations of customers
Clients must provide all relevant information completely and truthfully to the best of their knowledge. If there are differences between the information recorded in the contract and the actual conditions found on site, Franz and Peter Immobiliendienstleistungen GmbH may charge an appropriate surcharge.
4 Provision of services
The scope of cleaning work for vacant apartments or single-family homes is defined by agreement between the customer and Franz and Peter Immobiliendienstleistungen GmbH. Furniture and furnishings that are not contractually part of the property will neither be cleaned nor moved. Franz and Peter Immobiliendienstleistungen GmbH undertakes to provide all contractually agreed cleaning services conscientiously, professionally and carefully.
5 Prices and pricing basis
The prices for cleaning work are agreed individually and bindingly between the customer and Franz and Peter Immobiliendienstleistungen GmbH in the contract. An assignment is placed on the basis of the accepted quotation; only the services listed in it will be provided.
Franz and Peter Immobiliendienstleistungen GmbH expressly reserves the right to decline an assignment or charge an additional flat fee, especially in the following cases:
- Item 1: Rooms, balconies, household appliances or other areas not listed in the quotation.
- Item 2: Apartments occupied by smokers, excessive adhesive residue or extreme soiling caused by pets.
- Item 3: Heavy soiling in kitchens, bathrooms, on windows and blinds, or in other areas.
Important note: If heavy soiling is found, a deposit of 50% of the quoted price plus any additional flat fees must be paid as security before cleaning starts. It must be paid in cash against a receipt to the cleaning staff on site. If this payment is not made, or the customer cannot be reached or does not respond, Franz and Peter Immobiliendienstleistungen GmbH may cancel the assignment. In that case, all obligations and liability claims are expressly rejected.
6 Special conditions and additional services
6.1 Filling drill holes
Filling drill holes may be commissioned as a separate service from Franz and Peter Immobiliendienstleistungen GmbH. The final decision on whether and to what extent filling or repairs can be carried out on the day of service rests with Franz and Peter Immobiliendienstleistungen GmbH.
- As a rule, between 5 and 20 drill holes are filled per rented property.
- For more than 20 drill holes, Franz and Peter Immobiliendienstleistungen GmbH expressly recommends engaging a painting company. In this case, it is under no obligation to accept the assignment.
Exclusion of liability: If Franz and Peter Immobiliendienstleistungen GmbH has been commissioned to fill drill holes, it accepts no liability for any colour differences or unevenness on wall surfaces. The work is carried out to the best of its knowledge and ability, without any guarantee regarding possible repainting. Franz and Peter Immobiliendienstleistungen GmbH expressly does not cover painting costs incurred by the property manager, landlord or tenant.
6.2 Disposal services
Franz and Peter Immobiliendienstleistungen GmbH is generally not obliged to dispose of waste or rubbish from the properties to be cleaned. Disposal can be booked as an optional additional service, but only in advance and with a description of the items to be disposed of.
6.3 Heavily soiled properties / notification of the property manager or landlord
If soiling is discovered during cleaning that was not apparent from previous inspections, photos or videos and requires substantial extra work, an additional hourly rate of CHF 70 per employee deployed will be charged. This rate compensates for the extra effort required to meet the agreed quality standards.
- From the time the soiling is discovered, all additional work and waiting time will be charged at the hourly rate.
- Any previously submitted fixed-price quotation will then cease to be valid.
Advance payment for heavy soiling: A deposit of 50% of the agreed price plus an additional charge must be paid as security before cleaning starts, either in cash against a receipt to the team on site or by bank transfer, TWINT or credit-card payment link. If payment is not made, or the customer cannot be reached or does not respond, Franz and Peter Immobiliendienstleistungen GmbH may decline the assignment without giving rise to liability claims.
Franz and Peter Immobiliendienstleistungen GmbH reserves the right to notify the relevant property manager or landlord of significant soiling before work starts, using photographic documentation of the property’s condition.
7 Payment terms
Cash payment
Unless otherwise agreed in the contract, the invoice amount must be paid in cash to Franz and Peter Immobiliendienstleistungen GmbH on the day the services are performed, immediately after the cleaning work is completed. The receipt issued also serves as confirmation of acceptance.
Advance payment / partial payment
The invoice amount, or part of it, may be paid in advance by bank or postal transfer. In all cases, proof of payment must be presented or emailed before work starts. If a partial payment was agreed, the remaining balance must, unless otherwise agreed, be paid in cash on the day of service after completion of the work.
Electronic payment methods
The following electronic payment methods are accepted:
- Credit card via online link
- Contactless payment
- PayPal
- TWINT
Payment or a deposit by credit card, PayPal or TWINT is possible both before work starts and after it is completed. Franz and Peter Immobiliendienstleistungen GmbH will send an online payment link that can be used on a computer or smartphone.
Note: An additional processing fee of 3.5% of the agreed price applies to electronic payment methods. Unless otherwise agreed, any balance must be paid in cash on the day of service after completion of the work.
Important payment information
- If payment is not made on time as agreed, Franz and Peter Immobiliendienstleistungen GmbH may charge an additional administration fee of at least CHF 20, including 8.1% VAT.
- Franz and Peter Immobiliendienstleistungen GmbH reserves the right to retain a key as security until the outstanding amount is paid in full. The cost of sending it by registered post to the property manager or customer, CHF 10 including 8.1% VAT, will be charged to the client.
- If an agreed advance payment has not been received before cleaning starts, Franz and Peter Immobiliendienstleistungen GmbH may decline the assignment or carry it out only after payment has been received.
8 Insurance and liability
All employees of Franz and Peter Immobiliendienstleistungen GmbH are duly registered with AHV/SVA and have full insurance cover (AHV, IV, BU and NBU).
Claims for damages incurred by customers as a result of the assignment are covered by the business liability insurance of Franz and Peter Immobiliendienstleistungen GmbH up to CHF 5,000,000 per claim for personal injury and property damage.
Exclusion of liability:
- Liability for direct damage up to CHF 500 and for indirect or consequential damage is expressly excluded.
- Liability for intentional misconduct or gross negligence remains reserved.
- The exclusion applies to contractual, non-contractual and quasi-contractual claims.
- The general conditions of the relevant insurance company determine the scope of cover.
9 Notice periods and cancellation conditions

The following cancellation charges apply according to the time of written cancellation:

These General Terms and Conditions were prepared by Franz and Peter Immobiliendienstleistungen GmbH and take effect on 1 September 2026. Amendments and additions must be made in writing.
